Rental prices increased significantly across all regions, in some areas by as much as 34%. QUICK OVERVIEW: HOW DID RENTS RISE IN 2024?

The year 2024 turned out to be surprisingly expensive for tenants. According to available data, rental prices rose on average by 17%, a jump previously unseen on the Czech real estate market. While this reflects strong housing demand, higher property ownership costs – such as expensive mortgages and rising maintenance expenses – also contributed.

  • Prague – traditionally the most expensive market, where the average rental price reached CZK 412/m², representing a 16% increase year-on-year. For a typical 65 m² apartment, this means a monthly rent of around CZK 26,763.

  • Olomouc Region saw the steepest growth, with an extraordinary 34% increase, driven by strong demand and rapid market development.

  • Pardubice Region and South Bohemia also recorded sharp rises of 28% and 25% respectively.

The nationwide average rent now stands at CZK 344/m², meaning tenants pay about CZK 51 more per square meter compared to the end of 2023.

WHY ARE RENTAL PRICES RISING SO RAPIDLY?

    Demand for rental housing remains extremely high. According to Bezrealitky, in Prague there are up to 108 applicants per apartment – nearly double the usual figure. In Brno, there are around 60 applicants per apartment. This demand surge is largely driven by the unaffordability of homeownership due to high mortgage rates.

    Landlords are passing on their increasing costs to tenants. Many purchased properties with high-interest mortgages and now must adjust rents to cover mortgage payments, maintenance, and renovations.
